Furnished rooms for rent in shared apartment in Rennes (Villejean) for girls only with attractive and discount prices. Two different apartments on the same boulevard in Villejean. A concept : a living room instead of a fourth bedroom. Each apartment has: – a purple room. – a pink room. – a green room with an individual lease and a discount on the rent.from March to August (off-peak period): for the first year rent will amount to 240 euros, rental charges excluded (discount will apply if you rent again the following year, rent will not be less than 230 euros, you only combine your rental during off-peak periods and the discount for the renewal of the lease)

from September to February (active rental period): 250 euros without charges for one year, 240 euros the following year and 230 euros after 3 rental contracts. No discount under 230 €.

Apartment details

– The apartment located number 15 has a secure door, secure access and limited access for vehicles, the apartment located on the 4th floor has secure keys and secure access to the building
– The walls are white for clarity and are decorated with care to make the apartment feel warm and welcoming like home instead of being impersonal.
– The apartment on the 4th floor is quiet, the one at N° 15 is protected from the street by another building. The windows are thermally well insulated.

I can provide a television set with the latest generation DTT decoder to connect the television set which is in the living room of each apartment, on request.
The apartments are clean and photos and films are also used for inventory purpose. You must leave your apartment/room clean and tidy, as you found it on arrival.

Discount on the rent details

– Not only do I rent at competitive prices but to retain the tenants, I also apply a discount to the rental price. The discount during off-peak periods March April May June July August with a rent of 240 euros and this amount remains the same for one year. Those who renew their rent the following year are charged a rent of 230 euros. I will not go below this price. With the flat rate of 70 euros charges for the apartment of the 4th located in the residential area the rent amounts to 300 euros rental charges included (consumption of electricity and internet subscription not included). Unlike some landlords who lower their prices in July-August and then raise them again in September, my prices remain stable throughout the duration of the contract. The tenant renting from July at 240 euros benefits from its reduction throughout the year and there will be no increase in rent in September. The apartment at N°15 located in a more popular place, offers a very attractive price : charges are low, rents are 280 euros charges included (without heating) and go down to 260 euros after a 3 year rental contract. In the same building, prices for a 4 room apartment for 4 people with no living room and little friendliness, prices will be higher. This is not what I provide for my roommates, I do my best to make roommates get along well by choosing them carefully.

Please note that the contract runs for one year. It will be renewed with price conditions (10 euros less per month on the rent the following year). I will refund half of the last rent as well as half of the charges to any departing tenant who will find a suitable replacement tenant meeting the criteria of the shared apartment including the refunding of the guarantor’s part as above mentioned.List of documents to be provided by the tenant :
The following documents shall be provided for the rental application:- double-sided photocopy of the identity or residence card- Certificate or attestation of schooling- a bank account number (RIB in French) – a deposit check which will be cashed (money set aside)- a guarantee (organization) see paragraph Visale)- the last 3 rent receipts and a receipt in full and final settlement as well as the contact details of your last landlords for the persons having already rented an apartment in France.- if the student works to pay for the rent, she will have to justify it (proof of employment by her employer, last 3 payslips)- a certificate of insurance for the room and the common areasOriginal documents which I will duplicate shall be issued.

The apartment will be booked as soon as I have all the requested documents except for the insurance certificate. The keys will be handed over as soon as I have the tenants’ home insurance, the lease and the inventory completed with its annexes.What you will have to pay in addition to current chargesCommon expenses in this building include: hot water, cold water and gas central heating.Which means that you will have to pay for:

– Electricity, gas (gas stove), however the oven is electric- Internet connection costs (the building is wired, no need for special installation) or landline if you want one.- housing tax (it is obvious as my husband and I do not live in the apartment).I take care of account subscriptions or set-up costs (I reimburse them) not your consumption.
